Conveyance from (1) and (2) to (3) of firstly a piece of land situated on Gateford Road in Worksop measuring 0.045 acres, and known as Worksop Pinfold [edged red on plan number 1]; and secondly 9.620 acres of land at Gateford [edged red on plan number 2].
Reservations to (1) and (2): All compensation payable under the Coal Act 1938 and all mines and minerals lying beneath to property; free passage of water, soil, gas and electricity, including the right to enter the property for the purpose of removing an existing drain and cesspool; and the right to erect buildings on adjoining property belonging to (1) and (2).
Conveyance is subject to a right for the owner of property adjoining Worksop Pinfold on the northern side to rights of light and air, and access rights to a cellar grate.
Also subject to an agreement with James Cottingham [as owner of adjoining property towards the south] dated 18 Jan. 1915 for a right of access over Worksop Pinfold to doors along boundary marked A-B, certain rights of light and air, and the right to maintain overhanging eaves spouts, etc.
Subject to a mining lease with the Shireoaks Colliery Company Limited dated 20 Dec. 1938.
(2) indemnifies (3) from payment of a charge under the Shireoaks District Church Act 1861.
(3) covenants not to erect any building or other structure over the aforementioned cesspool and drain shown on plan number 2.

Recitals: (a) fact that the 7th Duke of Newcastle was seised of the property in question at the time of his death; (b) fact that the 7th Duke had agreed to sell certain estates to (2) by indenture dated 5 Apr. 1927 but no conveyance was executed; (c) fact that the 7th Duke died 30 May 1928 having appointed (1) as executors of his will; (d) fact that one of the executors died on 8 Dec. 1939; (e) fact that another of the executors died on 7 Nov. 1947; (f) fact that (1) and (2) have agreed to sell the property in question to (3).
