Conveyance from (1) and (2) to (3) of a piece of land measuring 177 square yards, situated on the west side of Kilton Hill in Worksop [property described in first schedule and coloured pink on attached plan]; includes the Rectorial Tithe Rent Charge of 3 half pence.

Subject to a mining lease with the Wigan Coal and Iron Company Limited dated 30 Oct. 1896; also subject to an existing tenancy, with rent payable apportioned at 11 pence.

Discharges (3) from a corn rent of 1 half penny payable to the Vicar of Worksop.

Covanants by (3): Not to use the property for any purpose other than as part of the public highway known as Kilton Hill; not to make any claims upon (1) or (2) for betterment or improved value in consequence of the widening of the highway; to indemnify (1) and (2) from any claims of tenant right; and to erect fencing within 21 years between points marked A and B on attached plan.

Consideration: £10.4.2.

Schedule 1: Description of property in question.

Schedule 2: Reservations to (1) and (2), namely all mines and minerals lying below a depth of 300 feet; the reversion expectant on the mining lease; free passage of water, soil, gas and electricity; the right to erect buildings on adjoining property belonging to (1) and (2); and a right of way over the property in question until thrown into the public highway.

Schedule 3: List of documents to which (3) has the right of production.

Recitals: (a) fact that the 7th Duke of Newcastle was seised of the property in question at the time of his death; (b) fact that the 7th Duke had agreed to sell certain estates to (2) by indenture dated 5 Apr. 1927 but no conveyance was executed; (c) fact that the 7th Duke died 30 May 1928 having appointed (1) as executors of his will; (d) fact that (1) and (2) have agreed to sell the property in question to (3).

Includes plan with the property in question coloured pink, being situated adjacent to Kilton Hill, between Shepherds Avenue and Trent Cottage.
