Conveyance from (1) and (2) to (3) of a parcel of land situated on the eastern side of Lincoln Street in Worksop, measuring 3971 square yards [described in schedule 1 and edged red on attached plan]; includes a part moiety of Lincoln Street and a proposed road [Talbot Road?]; includes a right of way over the proposed road when it has been constructed, but only if (3) pays part of the costs for maintaining the road until taken over by the local authority.
Indemnifies (3) against a corn rent of 1 shilling seven pence and 3 farthings payable to the Vicar of Worksop.
Subject to a mining lease with the Wigan Coal and Iron Company Limited dated 30 Oct. 1896, and varied by indenture dated 10 Dec. 1906.

Schedule 2: List of reservations to (1) and (2), namely all mines and minerals lying below a depth of 300 feet; the reversion expectant on the mining lease; free passage of water and soil; the right to erect buildings on adjoining property belonging to (1) and (2); the right to enter land coloured blue on the plan for the purpose of constructing the proposed road; a right of way over the propsoed road.
Schedule 3: List of restrictions and stipulations, namely to erect certain boundary fencing; not to erect any building beyond the building line of 11 feet and 6 inches; not to use the property in question for any noisy or offensive trade or public house; to reserve the part of the property coloured blue on the plan for a road and footpath only, and to contribute a fair amount towards the cost of constructing and maintaining the road.

Recitals: (a) fact that the 7th Duke had agreed to sell certain estates to (2) for the sum of £6050 by indenture dated 5 Apr. 1927 but no conveyance was executed; (b) fact that (2) paid the purchase money to the 7th Duke and was let into possession and receipt of the rents and profits of the estates; (c) fact that the 7th Duke made a will dated 22 Jul. 1927 and appointed (1) as executors; (d) fact that the 7th Duke died 30 May 1928; (e) fact that (1) and (2) have agreed to sell the property in question to (3).
