Conveyance from (1) and (2) to (3) of a parcel of land in the parish of Worksop measuring 0.440 of an acre; bounded by the road leading from Sheffield to Worksop towards the north east, and by a road leading to Shireoaks towards the south east [described in schedule 1 and edged red on attached plan]; including a cottage and outbuildings standing on the property; property currently in the occupation of Mrs H. Sissons; also the right of flowing water and soil from the cottage through the existing drain.
Subject to a mining lease with the Shireoaks Colliery Company Limited dated 18 Sep. 1922; also subject to exisiting tenancies.
(3) covenants to indemnify (1) and (2) from all claims of tenant right.
Indemnifies (3) from a yearly charge of £200 created by the Shireoaks Church Act of 1861.

Schedule 1: Description of property in question.
Schedule 2: List of reservations to (1) and (2), namely all mines and minerals; the reversion expectant on a mining lease; free passage of water and soil; and the right to erect buildings on adjoining property belonging to (1) and (2).
Schedule 3: List of restrictions and stipulations, namely to erect certain boundary fencing; not to use the property for any noisy or offensive trade, public house or pigsty; not to erect any building 30 feet of the Shireoaks road; not to erect any building without prior consent from (1) and (2); and not to erect any dwellinghouse on the property with a gross annual value of less than £25.
Schedule 4: List of documents to which (3) has the right of production.
Recitals: (a) fact that the 7th Duke of Newcastle agreed to sell certain estates to (2) by indenture dated 5 Apr. 1927; (b) fact that (2) paid the purchase money and was let into possession and receipt of the rents and profits of the estates (c) fact that the 7th Duke made his will dated 22 Jul. 1927 and appointed (1) as executors; (d) fact that the 7th Duke died 30 May 1928; (d) fact that (1) and (2) have agreed to sell the property in question to (3).
