Conveyance from (1) to (2) of a parcel of land being an old sand quarry situated off Gateford Road in Worksop; measuring 1 acre and 15 perches [edged red on attached plan]; includes a right of way to the property in question from Gateford Road [marked A to B and B to C on plan].

Reservations to (1): All minerals; the free passge of water and soil; and certain rights of water and light.

Subject to a mining lease with the Shireoaks Colliery Company dated 5 Aug. 1890; and all other tithe rent charges, corn rents, easements, etc.

Covenants by (2): not to hinder the right to light or air of adjoining property belonging to (1); to erect certain boundary fencing and gates; to pay any tenants claims against (1); not to cut away any banks etc support adjoining lands belonging to (1); to pay a share for maintenance of the right of way; not to use the property for a public house.
