Coveyance from (1) to (2) of a piece of land measuring 7015 square yards, formerly part of Bridge House Farm; bounded on the western side by a new road leading from Cheapside [Lincoln Street] and bounded on the northern side by another new road [Talbot Street]; includes a moiety of the aforementioned roads, a right of way along the roads, and use of electricity cables, gas pipes, drains and sewers underneath the roads; site to used only for the purposes of a school.
Covenants by (2): Not to put windows or doors fronting onto the southern boundary of the property; to build certain boundary fencing within 18 months; to build certain pathways and to pay part of the costs for maintaining the intended roads.
(1) indemnifies (2) from the cost of constructing certain proposed roads.
Subject to a mining lease to the Wigan Coal and Iron Company dated 30 Oct. 1896 and varied by indenture of release.
