Conveyance from (1) to (2) of a piece of land in Worksop, measuring 7 acres 1 rood and 19 perches [as shown on plan]; bounded partly by the River Ryton towards the north and by Prior Well Road [Priorswell Road] towards the east [provides details of other boundaries]; includes buildings currently standing on the property; also includes interest in one half of the bed of the River Ryton.
Reservations to (1): All mines and minerals; free passage of water and soil; and the right to collect water for agricultural and domestic purposes between the points marked 'H' and 'J' on the plan.
Subject to a mining lease with the Wigan Coal and Iron Company dated 30 Oct. 1896 and varied by indenture dated 10 Dec. 1906; also subject to a 21 year lease with William Bramer of the Priory Mill warehouse, dated 22 Mar. 1890; also subject to all water rights including the control of the owners of the Chesterfield and Stockwith Canal over water in the Canch Feeder; subject to existing tenancies including all claims made by tenants; etc.
Covenants by (2): To pay corn rents due to the Vicar of Worksop, and to pay Rectorial Tithe Rent Charge due to (1); to only use the property in question as a public recreation ground and public baths; to allow (1) to lay a pipe between the points marked 'H' and 'J' on plan if necessary; to erect and maintain all boundary fencing; to erect a boundary wall between points 'K' and 'P' on plan; to rebuild the wall between points marked 'G' and 'K' on plan in the event that the Priory Mill is demolished; to erect a fence between points marked 'H' and 'J' on plan; to erect a fence between points marked 'X' and 'Y' on plan; and to repair walls belonging to (1) between points 'J' and 'G' and between points 'A' and 'B'.
States that upon expiration of the lease to William Bramer, that (2) should be given first option to purchase the Turbine and other machinery or fixtures.
