Lease from (1) to (2) of all mines and minerals lying beneath an area of 30,000 acres situated in the parishes or townships of Worksop, Babworth, Walesby, Bothamsall, Bevercotes, Milton, Egmanton, Hardwick, Haughton, Elkesley, Tuxford, Markham Clinton, Lound, Clumber, North Muskham, Weston, Barnby Moor, Blyth, Martin, Morton, West Drayton, East Markham, Cromwell, Holme, and Gamston, all in the county of Nottinghamshire [being lands coloured pink, yellow, and blue, including those hatched in black on plan]; for a term of 99 years from 25 Mar. 1896.

Lease is subject to the rights of the Manchester, Sheffield and Lincolnshire Railway CompanyThe Great Northern Railway Company, The Midland Railway Company, and the Chesterfield and Stockwith Canal Company; subject also to the rights of Mr John Sandford Robinson as owner of Worksop Manor House, Mr Benjamin Ingham Whitaker as owner of an estate at Martin, and the Duke of Portland as owner of Manor Hills in the parish of Worksop.

Lists various covenants.

Rent: Peppercorn rent for first year; £1000 for second year; £2000 for third year; £4000 for the fourth year; £7500 for the fifth year; and £10,000 for each subsequent year; also wayleave rent and surface rent as specified.

Royalties: Top Hard Coal at the rate of £25 per foot thick per statute acre; Deep Hard Coal and Deep Soft Coal at the rate of £80 per statute acre; Black shale or Silkstone Coal at a rate of £90 per acre; and all other seams or beds of coal at the rate of £17 and 10 shillings per foor thick per statute acre; includes further royalties for sand, bricks, lime, limestone, etc.

Recitals: (a) fact that (1) is entitled to property coloured pink on plan accompanying Ne 6 D 2/48/141; (b) fact that (1) is entitled to coal and certain other minerals underlying property coloured yellow on plan, but subject to an indenture dated 27 Oct. 1890; (c) fact that (1) as reputed Lord of the Manor is entitled to minerals underlying property coloured blue on plan.

Includes a terrier of the property by parish [gives occupier or description, and area].
