Conveyance from (1) to (2) of parcels of land in Wellow measuring 3 acres and 32 perches containing a house, farm and other buildings currently in the occupation of George Kitchen [as shown on attached map], together with the right of way over a private road to be retained by (1) subject to the payment of part of the cost of maintaining the road; the conveyance is subject to a water grant [see recitals below].

Reserves to (1): All minerals, the right to erect buildings on adjoining land, and the rights of way water and other easements; (2) covenants not to use the property for any 'offensive, noisy, noxious, or dangerous trade' or anything which may be a nuisance to (1) or his tenants on adjoining property; (1) indemnifies (2) from death duties for Adele Henrietta Duchess of Newcastle [wife of the 6th Duke]; (1) acknowledges (2)'s right to see the documents listed in an appended schedule.

Consideration: £450.

Recitals: (a) fact (1) is seised of the property in question, which is subject to a water grant with Nottingham Corporation for 1000 years, dated 9 Jul 1902; (b) fact that (1) agreed to sell the property to (2).

Includes 2 plans with the property in question edged red and coloured pink; names of ajoining landowners are given; copied from an ordnance survey 1/2500 map; there is an ornate compass pointing north.

Ne 6 D 2/44/3/2 is the agreement for the sale of the property in question, dated 19 Jan. 1915.
