Conveyance from (1) to (2) of land in Wellow measuring 127.143 acres and containing a farmhouse and other buildings, together with a garden currently in the occupation of Charles Taylor measuring 0.044 acres [as described in the first schedule and shown on an attached plan], also includes the common rights appertaining to croft no. 79 [mentioned in the first schedule]; the conveyance is subject to the deeds mentioned in the recitals below, however (1) indemnifies (2) from the annual rent charge of £3000 [see below]; (2) covenants not to use the property for any 'offensive, noisy, noxious, or dangerous trade'; all minerals are reserved to (1); (1) acknowledges (2)'s right to see the documents listed in schedule 2.
