Conveyance from (1) to (2) of cottages nos. 50 and 51 situated off Eldon Street [as described in the first schedule and shown on the attached plan]; the conveyance is subject to existing tenancies, and to the terms of a mining lease [see recitals below]; (1) acknowleges (2)'s right to the production of documents listed in the third schedule.

Schedule 1: Description and schedule of the property in question, namely a piece of land measuring .165 of an acre,containing cottages nos. 50 and 51 and outbuildings; together with a right of way along the yard of cottage no. 52 belonging to Sarah Broome Hare; gives details of the boundaries to the property.

Schedule 2: List of reservations to (1), namely all mines and minerals including the right to work the minerals without the need to leave adequate support for the surface land; all rents and royalties payable undre the mining lease except surface rents; and the free passage of water and soil.

Schedule 3: List of documents to which (2) has the right of production.

Recitals: (a) fact that (1) is seised of the property in question which is subject to a mining lease with the Wigan Coal and Iron Company, dated 30 Oct. 1896; and (b) fact that (1) and has agreed to sell the property to (2).

Includes a plan with the property in question coloured pink; names of owners of adjoining land are given; drawn to a scale of 30 feet to 1 inch; inset with a key plan locating the property within a wider area of Tuxford; dated Feb. 1926.

Ne 6 D 2/42/374/2: A letter from (2) to (1) concerning the above conveyance and his intention not to disturb Mr George Rhodes, the tenant at cottage no.51.
