Conveyance from (1) to (2) of a piece of land, measuring .158 of an acre, containing the 'Sun Inn', together with a chamber projecting over over the passage [as shown on attached plan]; the conveyance is subject to a mining lease [see recitals below].
Rights and easements to (2): the right of access to adjoining properties for the purpose of maintaining the property conveyed - being no. 27 owned by William E. Hyde, and the property owned by the Retford Mutual Co-operative and Industrial Society Limited; and also the use of certain walls and guttering [details given].
A right of way and the use of a boundary wall are reserved to William E. Hyde as the owner of an adjoining property; a right of way, the right of access to air and light to certain windows, and the right to use shared guttering are reserved to the Retford Mutual Co-operative and Industrial Society Limited; a right of way is reserved to Charles Edward Whitington as the owner of an adjoining farm.
Reserved to (1): all mines and minerals including the right to work the minerals without the need to leave adequate support for the surface land; the free passage of water and soil.
(2) covenants not to use the property for anything which may cause a nuisance to the neighbourhood, but this shall not prevent it from being used as a public house.
Gives details of ownership of boundary and internal walls, gutters, etc; (1) acknowleges (2)'s right to the production of documents listed in an appended schedule.
