Conveyance from (1) to (2) of house no. 26, outbuildings, garden and a shop [as described in the first schedule and shown on an attached plan]; conveyance is subject to existing tenancies and to the terms of a mining lease [see recitals below]; (1) acknowleges (2)'s right to the production of documents listed in the third schedule.

Schedule 1: Description and schedule of the property in question, namely 2 parcels of land containing the house, outbuildings, garden, and a shop, measuring .310 of an acre; schedule gives ordnance nos., description, and acreage.

Schedule 2: Reservations to (1), namely all mines and minerals including the right to work the minerals without leaving adequate support for surface land; all rents and royalties payable under the mining lease except surface rents; and the free passage of water and soil.

Schedule 3: List of documents to which (2) has the right of production.

Recitals: (a) fact that (1) is seised of the property in question which is subject to a mining lease with the Wigan Coal and Iron Company, dated 30 Oct. 1896, and has agreed to sell the property to (2).

Includes a plan with the property in question situated at the corner of the Great North Road and Lincoln Street [now Lincoln Road]; the property is coloured and edged pink; gives names of owners of adjoining land; drawn to a scale of 20 feet to 1 inch, enlarge from the 25 inch ordnance map; dated 4 Dec. 1920.
