Conveyance from (1) to (2) of Lodge Farm [as described in the first schedule and shown on an attached plan]; conveyance is subject to the terms of a mining lease [see recitals below]; (1) acknowleges (2)'s right to the production of documents listed in the fourth schedule.

Schedule 1: Description and schedule of the property in question, namely 31 parcels of land containing the farmhouse, outbuildings and premises, measuring 225.642 acres; scehdule gives ordnance nos., description, cultivation, and acreage.

Schedule 2: Reservations to (1), namely all mines and minerals including the right to work the minerals without leaving adequate support for surface land; all rents and royalties payable under the mining lease except surface rents; the free passage of water and soil; a right of way along Burnmoor Lane.

Schedule 3: (2) covenants to cleanse and repair all dykes, ditches, land drains and watercourses.

Schedule 4: List of documents to which (2) has the right of production.

Consideration: £3400.

Recitals: (a) fact that (1) is seised of the property in question which is subject to a mining lease with the Wigan Coal and Iron Company, dated 30 Oct. 1896, and has agreed to sell the property to (2).

Includes a plan with the property in question situated between Foxes Lane in the north and Burnmoor Lane in the south; the property is coloured pink; plan also shows the Great Central Railway lines and the Great Northern Railway lines running through the property; taken fron the 1900 edition 6 inch ordnance survey map; dated 2 Jan. 1920.
