Conveyance from (1) to (2) of a piece of land containing house no. 27, a shop, and premises [situated on Newcastle Street], and also a piece of land measuring .007 of an acre [described in the first schedule and shown on an attached plan]; conveyance is subject to existing tenancies and to the terms of a mining lease [see recitals below]; (1) aknowledges (2)'s right to the production of deeds listed in the fourth schedule.

Consideration: £350.

Schedule 1: Description of the property conveyed, including details of ownership of boundary walls, and 2 rights of way to (2), the first across the yard of the Sun Inn for the purpose of fetching coal, and the second across adjoining premises belonging to the Retford Mutual Co-operative and Industrial Society Ltd.

Schedule 2: List of reservations, namely all minerals reserved to (1) including the right to work the minerals without the need to leave support for the surface of the land; all rents and royalties from the lease reserved to (1) except surface rents; the free passage of water and soil to (1); access to the property conveyed reserved to (1) or the owner of the Sun Inn and the Retford Mutual Co-operative and Industrial Society Ltd for the purpose of repairing premises owned by them; and minor reservations concerning the use of guttering, etc.

Schedule 3: Covenants by (2), namely to erect certain boundary walls, and to pay (1) for any any damaged caused to the Sun Inn yard.

Schedule 4: List of documents to which (2) has the right of production.

Recitals: (a) fact that (1) is seised of the property in question which is subject to a mining lease with the Wigan Coal and Iron Company, dated 30 Oct. 1896, and has agreed to sell the property to (2).

Includes a plan with the property in question edged in pink and green; the shop is identified as a smithys shop [blacksmiths]; gives names of owners of adjacent land; drawn to a scale of 8 feet to 1 inch.
