Conveyance from (1) to (2) of the Newcastle Arms Hotel, stables, coach houses, sheds, outbuildings, yards and gardens situated at the corner of Newcastle Street and the Market Place, together with a cellar underneath an ajoining piece of land [shown on an attached plan]; conveyance is subject to the rights of the owner of the surface of the aforementioned adjoining piece of land for the support of buildings erected upon it; all mines and minerals reserved to (1).

Also contains details concerning ownership of boundary walls, etc.

(1) acknowledges (2)'s right to the production of documents listed in the third schedule.

Consideration: £2000.

Schedule 1: List of reservations to (1), namely all mines and minerals; all rents and royalties, except surface rents, payable under a mining lease with the Wigan Coal and Iron Company Limited, dated 30 Oct. 1896; the free passage of water and soil through the property; and 2 rights of way across the hotel yard for the tenants of adjoining properties currently belonging to (1) for the purpose of carrying coal.

Schedule 2: List of covenants by (2), namely not to use the property for anything which may cause a nuisance, however continued use as an alehouse or hotel is permitted; and to cleans and repair all dykes, ditches, land drains, or watercourses running through the property.

Schedule 3: List of documents to which (2) has the right of production.

Includes a plan with the property in question edged pink and the cellar lying uderneath adjoining property edged blue; there is a compass; dated Dec. 1919.
