Conveyance from (1) to (2) of a parcel of land situated on the eastern side of Eldon Street containing a cottage, outbuildings and appurtenances currently in the occupation of J. Bruggs, measuring 1 acre and 28 perches [as shown on attached plan]; reservations to (1): all mines and minerals together with the power to work the minerals without leaving support for the surface land, all rents and royalties payable under the mining lease [see recitals below] except surface rents, and the free passage of water and soil; conveyance is subject to the existing tenancy and the covenants of a mining lease.
