Conveyance from (1) to (2) of 128.539 acres of land and hereditaments [as described in the first schedule and shown on attached plans]; together with a right of way along across a yard belonging to the Newcastle Arms inn for the purpose of carting coal to and from a coal store [marked on plan 2].
Reservations: a right of way along an occupation road leading from Manvers Street is reserved to Charles Whitington; the right to enter upon part of the property for maintenance purposes is reserved to Frank Adams; all mines and minerals and the power to work the minerals without leaving support for the surface land is reserved to (1); all rents and royalties payable under the mining lease other than surface rent reserved to (1); the free passage of water and soil also reserved to (1).
The conveyance is subject to all existing liabilities for the maintenance of Long Lane, Hopyard Lane and Goosemoor Dyke; to the existing life tenancy of Mrs Mary Coupland of cottage no. 37; also subject to the terms of the mining lease [see recitals below].
Also contains details conerning ownership of certain boudary walls.
(2) covenants not to fill in an excavation; to pay half of the maintenance costs for any drains or water pipes used by cottages nos. 37 and 38 in conjunction with adjoining properties; to brick up a doorway to the premises of the Newcastle Arms; and to cleans and repair all ditches, dykes, drains and watercourses running through theb property.

Recitals: (a) fact that (1) is seised of the property in question which is subject to a mining lease with the Wigan Coal and Iron Company, dated 30 Oct. 1896, and has agreed to sell the property to (2).
