Conveyance from (1) to (2) of a parcel of land [on Lincoln Street or Station Road, now Lincoln Road] measuring 1 acre and 6 perches [described in the first schedule and shown on an attached plan]; conveyance is subject to the terms and conditions of a mining lease [see recitals below].
Reserved to (1): all mines and minerals, and the power to work the minerals without the need to leave support for surface land, compensation to be paid for any damage after the expiration of the mining lease; all rents and royalties from the mining lease except surface rents of £3 per year fo each acre, payable for continued occupation of the surface of the property in question after the expiration of the lease until the land is rendered fit for agricultural use or the damage has been paid for at £60 per acre.
(2) covenants: to erect and maintain certain boundary fences; to only erect buildings to be used as dwelling houses for the working class; not to permit anything on the property which may be a nuisance, damage or annoyance to the neighbourhood; (1) aknowledges (2)'s right to the production of deeds listed in the second schedule.
