Conveyance from (1) to (2) of a parcel of land on Newcastle Street containing a blacksmith's shop, warehouses, and other buildings, measuring 15 perches [gives details of other boundaries, and shows parcel on an attached plan]; includes the right to use guttering along with owners of adjoining premises provided that a share of the maintenance costs are paid; conveyance is subject to a mining lease with the Wigan Coal and Iron Company dated 30 Oct. 1896.

Reservations to (1): the right to enter the premises to repair the guttering and other general repairs; the right to use a wall to support the roof of the adjoining premises [marked E-F]; all minerals underlying the surface, and the power to work the minerals; and the free passage of water and soil; all rents and royalties from the mining lease except surface rents.

(2) covenants not to use the property for any act which may be a nuisance or damage to the neighbourhood; (1) aknowledges (2)'s right to the production of deeds listed in an appended schedule.
