Conveyance from (1) to (2) of a parcel of land and premises [as described in the first schedule, and shown on attached plan], and shows parcel on an attached plan]; all minerals reserved to (1) and subject to a mining lease [see recitals below]; conveyance is subject to existing tenancies and all easements; rents from tenancies and surface rents payable under the mining lease to be paid to (2); (1) aknowledges (2)'s right to the production of deeds listed in the third schedule.

Consideration: £600.

Schedule 1: Description of the property in question on the corner of Eldon Street and Manners Street [this is probably a mis-spelling of Manvers Street, now part of Ollerton Road], measuring 1 rood and 17 and a half perches, and currently in the occupation of (2).

Schedule 2: List of reservations to (1), firstly all minerals, secondly all rents from the mining lease other than surface rents, and thirdly the free passage of water and soil.

Schedule 3: List of documents to which (2) has the right of production.

Recitals: (a) fact that (1) is seised of the property in question which is subject to a mining lease with the Wigan Coal and Iron Company dated 30 Oct. 1896, and has agreed to sell the property to (2).

Includes a plan with the property in question coloured pink; also shows Lincoln Street, Newcastle Street, the Great North Road, and the Market Place; taken from a 25 inch ordnance survey map; there is a compass.
