Conveyance from (1) to (2) of Merryfields Farm and land [listed in first schedule and shown on an attached plan]; conveyance is subject to the terms and conditions of an existing mining lease [see recitals below].
Reserved to (1): all mines and minerals, as well as the right to work the minerals without the obligation to leave any vertical support for the surface land or pay compensation for damage or injury caused by the working; all rents and royalties payable by the lessees to (1) under the mining lease, except surface rents payable to (2); once the mining lease has ended all mines and minerals will return to (1); and all water rights currently held.
(1) covenants that: compensation for surface damage caused by the workings of the lessees shall be paid once the lease has ended; any persons working the mines and minerals after the end of the lease shall pay (2) surface rent of £3 per acre per year, and all surface land used for the workings shall be rendered fit for agricultural use or the damage paid for at the rate of £60 per acre.

First Schedule: Desription and schedule of the property conveyed, being 14 parcels of land containing a farmhouse, outbuildings and several closes of agricultural land and woodland, measuring 146.404 acres; currently in the occupation of John Henry Fox senior.
Second Schedule: List of the documents to which (2) has the right of production.
Recitals: (a) fact that (1) is seised of the property in question; (b) fact that the property is subject to a mining lease with the Wigan Coal and Iron Company dated 30 Oct. 1896; and (c) fact that (1) has agreed to sell the property to (2).
Includes a plan with the property in question situated either side of Marnham Road [not identified] in Tuxford; the property is edged pink; plan also shows the G[reat] C[entral] Railway lines, and the Fledborough and Marnham parish borders; names of adjoining landowners are given; taken from the 1900 ed. 6 inch ordnance survey; there is a compass.
