Conveyance from (1) to (3) with the consent of (2) of 12 pieces of land in Tuxford, measuring 13 acres 2 roods and 21 perches [as shown on the accompanying plan]; discharged from the yearly rent charge of £3000 [see recitals below] and also from any right of pre-emption in the event of any part of the property becoming superfluous.

Also contains details of a grant from (1) to (3) of a right of way coloured green and blue on the accompanying plan; (1) acknowledges (3)'s right to the production of deeds listed in the second schedule.

Consideration: £1865.2.6 which includes compensation for damage, loss or inconvenience caused to (1).

Schedule 1: List of Accomodation works to be made and maintained by (3), including a road, water supply to a close for the use of a tenant of (1), and two gates.

Schedule 2: List of documents to which (3) has the right of production.

Recitals: (a) fact that (1) is seised of the property in question, which is subject to a rent charge of £3000 per year for (2) paid on this and other property by an indenture dated 5 Jul. 1861; (b) fact that (3) may take the property for their railway under the Lancashire, Derbyshire and East Coast Railway Acts of 1891 and 1894; (c) fact that (1) has agreed to sell the property to (3); (d) fact that (2) has agreed that the yearly rent shall is sufficiently charged on other properties.

Includes a plan with the property in question coloured peach and the right of way coloured blue and green; also shows the Great Northern Railway lines through Tuxford and the Great North Road; drawn to a scale of 4 chains to 1 inch; a schedule gives the ordnance no., parish, and area of each parcel of land.
