Conveyance from (1) to (2) two cottages on Marsh Lane, North Muskham with all the gardens and buildings belonging to them [includes parcel numbers on the 1900 O.S. map]; reserves to (1) all the rights and privileges set out in schedule 1; notes that the conveyance is subject to a mining lease to the Wigan Coal and Iron Company Limited dated 30 Oct. 1896; acknowledgement by (1) of (2)'s right to the production deeds in schedule 2.

Recitals: (a) fact that (1) is seized of the property in question; (b) fact that the property was recently offered for sale by auction but was not sold at that time and was subsequently subject of a sale by private treaty.
