Conveyance from (1) to (2) of a parcel of land measuring 1r.1p. in North Muskahm [details of boundaries provided]; reserves to (1) all mineral rights, the reversion of the mining lease recited at (a) below, full and free passage of water and soil and full and free right to erect buildings on adjoining land; covenant by (2) that he will not allow any noisy, noxious or dangerous trade to be carried out; covenant by (1) that (2) will be indemnified from the rent charge recited at (a) below; acknowledgement by (1) of (2)'s right to the production of title deeds listed in an appended schedule.
Recitals: (a) fact that (1) is seized of the property in question subject to a jointure rent charge of £3,000 payable to the Dowager Duchess of Newcastle under Lyne and also subject to a lease to the Wigan Coal and Iron Company dated 30 Oct. 1896; (b) fact that (1) has agreed with (2) for the sale of the property in question.
