First Party: Henry Pelham-Archibald Douglas [Pelham-Clinton, 7th] Duke of Newcastle under Lyne.

Second Party: John Townsend, farmer, of Holme, Nottinghamshire.

Conveyance from (1) to (2) of a farm house and closes of land in Holme containing 56.180 acres and described in schedule 1; also of four cow gates over the land known as 'The Marshes' and specified rights of way; reserves to (1) all mineral rights, the reversion of the mining lease recited at (a) below, the fee simple in 'The Marshes' and the fee simple in all manorial rights; covenant by (2) to adhere to the conditions set out in schedule 2; acknowledgement by (1) of (2)'s right of production to the deeds set out in schedule 3.

Consideration: £1,150.

Recitals: (a) mining lease to the Wigan Coal and Iron Company Limited dated 30 Oct. 1896; (b) fact that a conveyance has been agreed between the two parties.

Schedule 1: full details of the property to be conveyed including the number of each parcel on the associated plan, a description and the acreage of each parcel.

Schedule 2: list of rules subject to which the cow gates are granted.

Schedule 3: list of deeds to which (2) has rights of production.

Includes a plan with the property in question coloured red; the land over which the cow gates apply is coloured green; the plan is drawn to a scale of chains and is marked with the River Trent, Holme Church, the Midland Railway, Slough Dyke, various roads and a compass showing north.

Ne 6 D 2/27/22/2, the mortgage:

First Party: John Townsend, farmer, of Holme, Nottinghamshire.

Second Party: Henry Pelham Archibald Douglas [Pelham-Clinton], 7th Duke of Newcastle under Lyne.

In consideration of the sum of £500 paid to (1) by (2) conveyance from (1) to (2) of the property described above; redeemable on payment of the £500 with interest at a rate of £5.10s. per centum per annum; includes covenants for repair and insurance during the term of the mortgage; indicates that the principal sum may be paid off in multiples of £50; also includes covenant to discharge all duties on land value.

Recitals: (a) conveyance of the property concerned from (2) to (1) [see above]; (b) fact that (2) has agreed to advance (1) the sum of £500.

Ne 6 D 2/27/22/3 is a statement of increment value duty dated 15 Jun. 1916; indicates that no duty is payable.
