Conveyance from (1) to (2) of a farmhouse, buildings, close of land and hereditaments at Holme, containing 127a.1r.27p. as described in schedule 1; also of seven cow gates over land known as 'The Marshes' and specified rights of way; reserves to (1) the rights and privileges set out in schedule 2 part 1; notes that the conveyance is subject to existing agricultural and sporting tenancies affecting the premises; covenant by (2) to adhere to the conditions set out in schedule 2 part 2; acknowledgement by (1) of (2)'s right to the production of deeds in schedule 3.

Consideration: £2,400.

Schedule 1: full details of the property to be conveyed including the number of each parcel on th 1900 O.S. map, a description, details of cultivation the name of the occupier and its acreage.

Schedule 2: part 1 lists reservations to (1) including all mineral rights, the reversion of a mining lease to the Wigan Coal and Iron Company Limted dated 30 Oct. 1896, the fee simple in 'The Marshes' and the fee simple in all manorial rights; part 2 lists the rules subject to which the cow gates are granted.

Schedule 3: list of deeds to which (2) has rights of production.

Includes a plan with the property in question coloured pink; the land over which the cow gates apply is coloured green; the plan is drawn to a scale of chains and is marked with the River Trent, Holme village, the Midland Railway, the Fleet, Slough Dyke and a compass showing north.

Ne 6 D 2/27/19/2 is a letter from Frederick Richmond, dated 26 Jun. 1914 indicating that the property recently purchased by him from the Duke of Newcastle under Lyne was on behalf of his wife.
