Conveyance from (1) to (2) of all those messuages, buildings, parcels of land and hereditaments in Holme, containing 38.728 acres and described in schedule 1; also of four cow gates over the land known as 'the Marshes'; reserves to (1) all mineral rights, the reversion of a mining lease to the Wigan Coal and Iron Company Limited dated 30 Oct. 1896, the fee simple in 'the Marshes' and the fee simple in all manorial rights.

In consideration of the sum of £800 paid to (1) by (2), conveyance from (1) to (2) of the property described above; redeemable on repayment of the £800 with interest at a rate of 5%; includes covenants for repair and maintenance during the term of the mortgage, and for insurance and also that (1) may pay off the principal sum in multiples of £50; (1) also covenants to discharge all duties on land values so long as the mortgage remains in force.
Recitals: (a) coveyance of the property from (2) to (1) [see above]; (b) fact that (2) has agreed to advance £800 to (1).
