First Party: Henry Pelham-Archibald Douglas [Pelham-Clinton, 7th] Duke of Newcastle under Lyne.

Second Party: Edmund Linton Williams, farmer, of West Drayton, Nottinghamshire.

Conveyance from (1) to (2) of all those messuages, buildings, parcels of land and hereditaments in Holme, containing 38.728 acres and described in schedule 1; also of four cow gates over the land known as 'the Marshes'; reserves to (1) all mineral rights, the reversion of a mining lease to the Wigan Coal and Iron Company Limited dated 30 Oct. 1896, the fee simple in 'the Marshes' and the fee simple in all manorial rights.

Consideration: £1,650.

Schedule 1: full details of the property in question, including the number of each parcel on the associated plan, a description, whether the parcels is grass, arable or building, the acreage of each parcel and the name of the occupier.

Schedule 2: list of rules subject to which the cow gates are granted.

Schedule 3: list of deeds to which (2) has rights of production.

Includes a plan with the property in question coloured yellow; the area over which the cow gates apply is coloured pink; the plan has no scale but is marked with the River Trent, Holme Church, the Midland Railway, various roads and a compass showing north.

Ne 6 D 2/27/17/2, the mortgage:

First Party: Edmund Linton Williams, farmer, of West Drayton, Nottinghamshire.

Second Party: Henry Pelham Archibald Douglas [Pelham-Clinton], 7th Duke of Newcastle under Lyne.

In consideration of the sum of £800 paid to (1) by (2), conveyance from (1) to (2) of the property described above; redeemable on repayment of the £800 with interest at a rate of 5%; includes covenants for repair and maintenance during the term of the mortgage, and for insurance and also that (1) may pay off the principal sum in multiples of £50; (1) also covenants to discharge all duties on land values so long as the mortgage remains in force.

Recitals: (a) coveyance of the property from (2) to (1) [see above]; (b) fact that (2) has agreed to advance £800 to (1).

Bundle also contains Ne 6 D 2/27/17/3: statement of increment value duty dated 15 Jun. 1916; indicates that no duty is payable.
