Conveyance from (1) to (2) of a cottage, buildings, closes of land and hereditaments in Holme containing 6a.2r.13p.; also of two cow gates or common of pasture; reserves to (1) the rights and privileges set out in the first part of the second schedule; notes that the conveyance is subject to the existing agricultural and sporting tenancies and also to a mining lease to the Wigan Coal and Iron Company Limited dated 30 Oct. 1896; covenant by (2) adhere to the conditions set out in the second part of the second schedule.

Schedule 1: full details of the property to be conveyed including the number of each parcel on the 1900 O.S. map, a description of each parcel, its cultivation, the name of the occupier and the acreage of each parcel.

Schedule 2: part 1 consists of a list of reservations to (1) including all mineral rights, the reversion of the mining lease, the fee simple in 'the Marshes' and the fee simple in all manorial rights; part 2 consists of a list of rules subject to which the two cow gates are granted.

Schedule 3: list of deeds to which (2) has rights of production.

Includes a plan with the property in question coloured pink; the land over which the two cow gates apply is coloured green; the plan has no scale but is marked with the River Trent, Holme Church, several roads and a compass showing north.
