Conveyance from (1) and (2) to (3) of hereditaments in Gamston [as described in the first part of Schedule 1 and shown on the attached plan]; reserves all minerals to (2) with the easements, rights and privileges detailed in Schedule 2, except that property detailed in the second part of Schedule 1 for which the minerals, easements, etc, are reserved to (1); (3) is indemnified from the mortgage [see recitals below]; the conveyance is subject to a Mining Lease [as detailed in Schedule 2] and existing tenancies; (1) and (2) acknowledge (3)'s right to the production of documents listed in Schedules 3 and 4.

Schedule 1: First part describes property in question, specifically 7 parcels of land including the Manor House with yards, gardens, stables, outbuildings, 2 cottages, and adjoining land; gives Ordnance number, description, and area of each parcel; the second part identifies 2 pieces of land [coloured green on attached plan] over which (1) rather than (2) has the easement rights.

Schedule 2: Gives details of the Mining Lease to the Wigan Coal and Iron Company; and reserves to (1) and all tenants, the right to full free and uninterupted running of water and soil.

Schedules 3 and 4: list the deeds and mortgage to which (3) has the right of production.

Consideration: £3720.

Recitals: (a) fact that the property in question is subject to a mortgage between (1) and (2) for the sum of £130,000, dated 10 Mar. 1914; (b) fact that £109,000 remains owing to (2); (c) fact that (1) has agreed to sell the property to (3) with the consent of (2).

Includes a plan with the property in question shaded pink and buildings marked on in block form; plan also shows the Great North Road, the River Idle, and Rectory Lane [not identified]; the plan is taken from the 25 inch 1899 O/S map; there is a compass showing north.
