Conveyance from (1) to (4) with the consent of (3) and (2) of parcels of land in Gamston, measuring 3 roods and 38 perches [as shown on the plan]; conveyance subject to the right of pre-emption or repurchase of any part of the property which should become superfluous; property to be held by (4) under the conditions of The Great Northern Railway Act 1895, and (4) is freed and discharged from all claims and demands recited below [and detailed in Schedules 1 and 2]; (4) covenants to erect and maintain boundary fences, they will continue the level crossing across the widened line and will erect and maintain a gate at the entrance to the crossing; (1) and (3) acknowledge (4)'s right to the production of the deeds listed in appended schedules 1 and 2.

Recitals: (a) fact that (1) is seised of or entitled to the property and that the property is subject to an indenture dated 3 Jun. 1896 between (1), John Croft Deverell esq., and (3) for a mortgage of £60,000, and secondly is subject to a rent charge of £3000 per year for (2) by an indenture dated 5 Jul. 1861; (b) fact that the sum of £60,000 still remains owing to (3); (c) fact that (4) has contracted to purchase the property from (1) under terms of The Great Northern Railway Act 1895; (d) fact that (2) is satisfied that the yearly rent charge is otherwise secured; (e) fact that (3) is satisfied that the mortgage debt is otherwise secured.
