Lease from (1) to (2) for 10 years of the messuage, farm buildings, cottages, lands, and premises known as Gamston Manor Farm situated in the parish of Gamston, measuring 67 acres 3 roods 18 perches [as shown on attached plan], which were in the occupation of Mr Charles Sikes [full description of property given in an appended schedule]; together with the right to shoot course fowl and sport upon the premises; all minerals reserved to (1) including the right to access the land in order to work the minerals provided that adequate compensation be paid by (1) to (2), to be decided by arbitration; (2) covenants to pay the rent and maintain the buildings; to allow (1) to inspect the premises; to make any repairs or improvements deemed necessary; to abide by the terms and conditions of the attached estate agreement [see below]; at the end of the term of the lease (2) will leave the premises; to insure the premises against fire; power to determine lease at the end of the first 5 years; (1) covenants that (2) can hold the premises without interuption by (1) for the full term, unless he doesn't abide by the above terms and conditions or if he doesn't pay the rent within 21 days, in which case (1) may enter the premises and the lease will cease; should the permises be rendered unfit for inhabitation by fire, etc, for more than 2 months, part of the rent will be suspended.
Rent: £120 in quarterly payments.
