Lease from (1) to (2) of for 10 years Hardwick Grange together with 8 cottages, grass paddocks, and kennels, all measuring a total of 571.235 acres, together with rights of grazing on the South Lawn and Cutt's Ground, Clumber Park; reserves to (1) and (2) free passage and running of water and soil from adjoining properties, all timber, mineral rights, game and so on; notes that the lease is subject to a lease to the Wigan Coal and Iron Company dated 30 Oct. 1896; includes covenants relating to the payment of taxes, observance of the conditions of the estate agreement, alterations, sub-letting and so on; also includes various provisos, such as for terminating the lease or for tenant valuation.

Rent: £345 payable in two equal installments.

Includes a schedule of the farm; this gives details of individual parcels, whether land or buildings, including their number on an O.S. map, a brief description, whether the land is arable or grass, and the total of each parcel in acres.

Includes a plan of the buildings of 'Hardwick Home Farm'; the plan is drawn to a scale of 1/2500 amd is marked with Hardwick Grange, Clumber Lake and a compass showing north; dated May 1929.

Also includes a plan with the lands of 'Hardwick Home Farm'coloured in pink and green; this is drawn to a scale of 6 inches to 1 mile and is marked with Hardwick Grance, Clumber Lake, Clumber House, numerous roads and woods and a compass showing north; dated Feb. 1922.

Also includes a printed farm agreement for the Newcastle Estates.

Ne 6 D 2/13/37/2 is a copy letter from Arthur E. Elliott to Leopold Paget on the subject of tenant right valuation and dated 19 May 1930; gives details of the amount due to the estate and discusses payment methods.

Ne 6 D 2/13/37/3 is a typescript memorandum relating to the lease of Hardwick Grange Farm dated 23 Jul. 1930; sets out details of alterations, amendments and improvements to Hardwick Grange Farm which are considered to be of permanent value to the landlords.

Ne 6 D 2/13/37/4 is a copy letter to Leopold Paget dated 14 Jan. 1931; confirms that at the determination of his tenancy he will be entitled to a tenant right valuation in respect of Cutt's Ground.
