Lease by (1) to (2) for 99 years (should the duke live so long) of all his real estate:

The manor or lordship of Bulstrode, Buckinghamshire, with the capital messuage of Bulstrode House and the park at Bulstrode, and lands and messuages in Baconsfield, Chathunt St Peters, Chathunt St Giles, Hedgerly, Fulmer, Upton, East Burnham, Amersham and Iver, all Buckinghamshire; the manor of Grantham, Lincolnshire; the manor of Pevensey, Sussex; the manors etc. of Barnsley with Dodworth, Patrington, Thwing, Hornsey in Holderness, Bristoll alias Bristol Garth and Leven, all Yorkshire; the manors of Great Salkeld, Langwathby, Scotby, Gamblesby, Castle Sowerby and Seabraham, and all lands etc. in Penrith and those places aforementioned in the Wards of Penrith and Gatescale and the Forest of Inglewood etc., all Cumberland; the manors of Dracklow and Rudheath, Cheshire; the manor of Terrington, Norfolk;

The moiety of the manors of Titchfield, Crofton, Newland, Leemarks, Charque, Sigenworth, Brownwick, Swanwick, Fairthorn, [Drox]ford, Botley and Longstock, Hampshire;

The mansion of Theobalds House, with its park in the parish of Cheshunt, Hertfordshire, and all lands and messuages in Cheshunt, Enfield, Waltham and Northhall, in the counties of Hertfordshire and Middlesex; and the [Soho] estate in the parishes of St Martins in the Fields, St Giles's in the Fields and St Anne, Middlesex.

Upon trust to pay the £6000 arrears of pin money to his wife, to pay the £600 p.a. due to her for pin money, and thereafter to pay the creditors listed in the schedule to the deed, and, after the discharge of these trusts, upon further trust to surrender or assign the term of 99 years as (1) shall direct.

Schedule of creditors of the Duke of Portland (including £1241 to Solomon Smith, £11120 to Sir John Meeres, £8000 to Francis Edwards (judgment) and £6000 to his wife's trustees).
