Terms: To be held by Richard and Joan and their lawful heirs with all appurtenances paying annually to Robert and his heirs one rose at Feast of St. John the Baptist for all services and demands; if Richard and Joan should die without lawfully procreated heirs all the above shall remain to Richard in perpetuity.
