Refers to a plan of Wollaton Park marked up to show the recommended division of the park into areas for a Public Recreation Park, and Playing Fields [plan not present].

Recommends that the area fronting Derby Road from Lenton Lodge to Arbour Hill Plantation for building purposes. States that the Ilkeston Road frontage has the disadvantage of being approached an undesirable district. Suggests that this disadvantage could be overcome if the purchaser of the Park lays out the eastern portion of the park as a building estate and make a road from Lenton Lodge to Ilkeston Road. Recommends that the interior part of the Park is suitable for development as a building estate. Recommends leaving the exisiting wall.

Discussion minerals underlying the property. Subject to a mining lease with the Wollaton Colliery Company dated 15 Dec. 1900. Refers to attached plan marked up to show Deep Hard and Deep Soft Coal [see below]. Recommends that the pillar of coal underlying Wollaton Hall to prevent subsidence should be retained.

Also discussion of soil type, water supply, tithe charges, allotments under lease to Nottingham Corporation.
